At the request of my client, I will obtain estimates for repairs from multiple local vendors through Domo Reports (see below) for competitive estimates. These repair estimates can be used to gain concessions from the current owner, or provide information to you and/or your agent for negotiations. The current homeowner (seller) may repair an item themselves before closing, which in some cases could lower your homeowners insurance costs. Insurance companies may request repairs be completed before they issue insurance to you, or they inform you soon after you have already purchased the home, or they will simply charge you more money each year. I know this from my own experience.

• I save you time in a few ways: Fast reports are proven to help the process with lawyers, agents, mortgage brokers, and insurance companies. Time lost, always has a cost. You may be renting, or recently sold a home and now you are in limbo, throwing away money storing furniture while the process drags out! That is money better spent on your future home, and timing can be key. You need to make decisions fast. No guesswork, if you and your family aren't licensed and certified inspectors, I guarantee that you will miss an issue that a professional inspector may have identified through our training, experience, and education. These estimates are competitive, and give the homeowner the power to choose the vendor that fits best for their needs, and budget.
